New Construction in Flower Mound, TX: Every Community Selling Now

Brian White  |  October 30, 2026

Where is new construction being built in Flower Mound, TX right now?

As of October 2026, six communities in Flower Mound are selling new construction homes: Furst Ranch (nine builders planned, six selling, from the high $800s), Whyburn by David Weekley (from $984,990), Dixon Estates by Toll Brothers (from $1,250,995), Town Lake at Flower Mound by Toll Brothers (from $1,475,995), the Villas at Lakeside (from $1,799,000), and the Flower Mound section of Canyon Falls. Two more are approved and not yet selling: Brookview at FM 1171 and FM 377, and Havenwood, 222 Toll Brothers homes on 447 acres. Entry-level new builds do not exist inside the town limits; the floor is about $850,000 and most of the inventory sits above $1 million. Here is every community, what it costs today, and how to decide between them.

Flower Mound is a mature town. Most of it was built in the 1990s and 2000s, which is why buyers searching for new homes here keep landing on model-home tours in Northlake and Argyle instead. The new construction that does exist is real, it is mostly west of FM 2499, and it is almost entirely luxury. This guide puts the whole list on one page with the prices we read directly from each builder, dated, so you can compare them without opening nine tabs.

Every new construction community in Flower Mound

Prices below are the base prices each builder published on the date noted, read by our team. Builders change pricing and release lots without notice, so treat every figure as a starting point and confirm it the week you tour.

Furst Ranch (selling now, from the high $800s)

The largest thing ever built in Flower Mound: about 2,300 acres at FM 377 and FM 1171 on the far west side, with an approved H-E-B, a future Argyle ISD campus and roughly 404 acres of parks and open space planned. Nine builders are planned and six were selling as of October 16, 2026. Highland Homes quick move-ins ran from $849,000 on 60-foot lots to $1,298,999 on 70-foot lots, with new builds from the $860s; Toll Brothers' Grove collection started at $851,995 and its Meadow collection at $1,125,995. Furst Ranch sits in Municipal Utility District No. 1, so the tax rate is higher than the rest of town and you will sign a MUD notice at contract. Start with our complete Furst Ranch guide, then how to choose a builder at Furst Ranch and what the MUD taxes at Furst Ranch actually cost.

Whyburn (selling now, from $984,990)

David Weekley's community near FM 2499 and Dixon Road, close to the center of town, on lots that are rare in Flower Mound new construction: the Manor Series on 80-foot lots from $984,990 and the Estate Series on 100-foot lots from about $1.1 million, as read October 15, 2026. HOA dues are $1,000 a year, the property tax rate is about 1.67 percent (no MUD), and the community is zoned to Lewisville ISD, rated A on Niche as of October 2026. Our Whyburn community guide covers the plans and the location, and Whyburn Manor Series vs Estate Series settles the 80-foot versus 100-foot question.

Dixon Estates (final opportunity, $1,250,995 to $1,500,995)

Toll Brothers' 51-lot enclave west of Marcus High School, with designs from roughly 3,700 to 6,000 square feet. As of October 13, 2026, the builder listed it as a final opportunity with base prices from $1,250,995 to $1,500,995, which means the remaining homes are mostly quick move-ins and the last few lots. If Dixon Estates is on your list, the window is this selling season, not next year. Read our Dixon Estates guide for the plans, the schools and the lot map.

Town Lake at Flower Mound (selling now, from $1,475,995)

Toll Brothers' final-phase community on half-acre to three-quarter-acre homesites, with six designs from The Bamburgh at $1,475,995 to The Vianden at $1,775,995 as of October 15, 2026, and one quick move-in at 205 Sullivan Lane listed at $1,922,919 for a March 2027 completion. Sales run from the Oakbridge Crossing sales center, Toll's other active Flower Mound site. Zoned to Lewisville ISD. The details are in Town Lake at Flower Mound's final phase: what buyers should know.

The Villas at Lakeside (selling now, $1,799,000 to $2,049,000)

Lock-and-leave luxury villas inside Lakeside Village on Lake Grapevine, the only new construction in town you can walk from to restaurants and the water. Prices ran $1,799,000 to $2,049,000 as of July 2026, and Lakeside Village's first 300-home residential phase was approved in March 2026, so more product is coming behind the villas. Our post should you buy at the Villas at Lakeside weighs the price against the lifestyle, and Lakeside East townhomes covers the attached option nearby.

Canyon Falls, Flower Mound section (selling now)

Canyon Falls is a 1,199-acre master-planned community that spans Flower Mound, Northlake and Argyle, with final phases opening in 2027. Part of it carries a Flower Mound address and part does not, and the town line changes your school district, your tax bill and your utilities, so confirm which side a specific lot sits on before you fall for the floor plan. HOA dues were $608 a quarter in 2026 and include internet. The full picture is in our complete guide to living in Canyon Falls.

Brookview (approved, first homes late 2026)

Formerly La Estancia, Brookview sits at FM 1171 and FM 377 near Furst Ranch and is planned as single-family homes and townhomes with retail attached. Lots were scheduled to release in August 2026 with first homes late in the year, and builder pricing had not been published when we checked. If you want a wider price range on the west side, this is the one to watch: Brookview in Flower Mound: should you wait?

Havenwood (approved, not yet selling)

Toll Brothers' 447 acres at FM 1171 and Shiloh Road, planned as 222 semi-custom homes in four phases, with Phase 1 of 87 homes approved in March 2026 and at least a quarter of the lots an acre or larger. No pricing, schools or HOA details had been published as of this writing. For large-lot buyers who missed Town Lake, Havenwood is the next chapter. Our post on what Monarch and Havenwood mean for Flower Mound home values tracks it.

How to compare them: price, lot, taxes and timing

Price. Flower Mound new construction starts around $850,000 and runs past $2 million. Below that number, new builds live in Argyle, Northlake and Denton, not here. If your budget is $700,000 to $850,000 and new construction is a must, we will show you those towns honestly rather than stretch you into Furst Ranch.

Lot size. This is the real differentiator. Furst Ranch sells 60-foot and 70-foot lots; Whyburn sells 80-foot and 100-foot; Town Lake sells a half-acre and up; Havenwood will sell acre-plus. The same $1.3 million buys a bigger house on a smaller lot at Furst Ranch or a smaller house on a bigger lot at Whyburn, and which one is right depends on how you live, not on the brochure.

Taxes and dues. Furst Ranch is in a MUD, which adds to the tax rate for years; Whyburn, Dixon Estates and Town Lake are not. Canyon Falls dues are quarterly and include internet; Whyburn's are $1,000 a year. New-build taxes also work differently in year one, when the appraisal district often values only the lot. Read how property taxes work your first year in a Flower Mound new build and what the Texas MUD and PID disclosure means for buyers before you sign.

Timing. Quick move-ins close in 30 to 60 days. A to-be-built home at Furst Ranch or Town Lake runs eight to twelve months, which matters if you are selling your current home to fund it. Most of our clients buying new construction are also sellers, and sequencing the two is the whole game: selling and buying a home in Flower Mound at the same time walks through it step by step.

For the three communities buyers most often shortlist together, our head-to-head Whyburn vs Furst Ranch vs Lakeside goes deeper than this page can. And if you are still deciding whether new construction beats a resale in a settled neighborhood like Bridlewood or Wellington, start with new construction vs resale homes in Flower Mound.

Three things the model home will not tell you

The builder's contract is not the TREC contract. Every production builder in Flower Mound uses its own purchase agreement, and it is written for the builder. Earnest money, delays, change orders and the walk-through all work differently than a resale deal. Here is what Flower Mound buyers give up in a builder contract.

You still need an inspection. A city inspection checks code, not quality. We recommend a pre-drywall inspection and a final inspection on every new build, and the builders here allow them. Why in should you inspect new construction in Flower Mound.

The sales counselor works for the builder. Lovely people, and their job is the builder's margin. In most Flower Mound communities the builder pays your agent's commission from its marketing budget, so representation typically costs you nothing (confirm it in writing), and your agent should be registered with the builder on your first visit, before you sign in at the model. Walk in alone and many builders will not allow an agent to represent you afterward. That one detail has cost buyers real money on incentives, lot premiums and upgrade negotiations, and it is the first thing we tell anyone who asks us about new homes in Flower Mound.

Homes for Sale in Flower Mound

Builder inventory shows up in the MLS alongside resale, so the fastest way to see every quick move-in across Furst Ranch, Whyburn, Dixon Estates and Town Lake in one place is to browse Flower Mound homes for sale, then filter by year built. For the settled neighborhoods you would be comparing against, our guide to the best neighborhoods to buy a home in Flower Mound sorts them by what each does well. Tell us the community or the price band you are watching and we will send you each new release and price change the day it posts.

Frequently Asked Questions

Are there new construction homes in Flower Mound, TX?

Yes. As of October 2026, six Flower Mound communities are selling new construction: Furst Ranch, Whyburn, Dixon Estates, Town Lake at Flower Mound, the Villas at Lakeside and the Flower Mound section of Canyon Falls. Brookview and Havenwood are approved and not yet selling.

How much do new homes in Flower Mound cost?

Base prices start around $850,000 at Furst Ranch and run to about $2 million at the Villas at Lakeside and Town Lake's quick move-ins, based on builder pricing read in October 2026. There is no entry-level new construction inside the town limits; buyers under $850,000 usually look to Argyle, Northlake or Denton.

Which builders are building in Flower Mound?

Toll Brothers (Dixon Estates, Town Lake, Oakbridge Crossing, Havenwood and part of Furst Ranch), David Weekley (Whyburn), Highland Homes (Furst Ranch) and the other builders selling at Furst Ranch, with nine planned there in total. Canyon Falls and Lakeside Village each carry their own builder lineups.

Is Furst Ranch in Flower Mound or Argyle?

Furst Ranch carries a Flower Mound address on the town's far west side at FM 377 and FM 1171. It is marketed as Argyle ISD, with a future Argyle ISD campus planned inside the community; confirm the school assignment for a specific lot with the district before you buy.

Do new construction homes in Flower Mound have MUD taxes?

Furst Ranch sits in a municipal utility district, which raises the property tax rate for years beyond the town's base rate. Whyburn, Dixon Estates and Town Lake are not in a MUD. Any home in a MUD or PID comes with a statutory disclosure notice at contract; read it before you sign.

Do I need a real estate agent to buy new construction in Flower Mound?

You are not required to use one, and in most Flower Mound communities the builder pays your agent's commission, so representation typically costs you nothing; confirm it in writing. Register your agent with the builder before your first model-home visit, since most builders will not allow representation added later. An agent who knows the builders' contracts, incentives and lot premiums usually saves you more than the builder's sales counselor will offer on your own.

Can I buy a new construction home in Flower Mound before selling my current home?

Yes, and it is the most common way our clients do it. A to-be-built home gives you eight to twelve months to list and sell, while a quick move-in needs a plan for closing both sides within a few weeks. The sequencing is covered in our step-by-step guide to selling and buying at the same time.

Your Next Step in Flower Mound New Construction

Flower Mound's new construction is limited, luxury and moving: Dixon Estates is in its final opportunity, Town Lake is in its final phase, and Furst Ranch releases lots in waves. Which community fits depends on your lot, your tax tolerance and whether you are selling first, and that is exactly the kind of question I walk my clients through before we ever visit a model.
