Lakeside East is a new $160 million, 21-acre expansion of Flower Mound's Lakeside Village district on Lake Grapevine, approved by the Town Council and set to break ground in summer 2026. The plan calls for up to 132 attached townhomes, 43,000 square feet of retail and restaurant space, a hotel, and public plazas and trails connecting to the existing boardwalk. For buyers who want the Lakeside lifestyle without the acreage and upkeep of a single-family lot at Furst Ranch or Whyburn, it's worth a serious look, but pricing and final delivery timeline aren't locked yet, so treat a reservation with the same scrutiny you'd give any purchase under construction.

Flower Mound just approved its next big move at Lakeside, and it's not more single-family homes.

The Town Council gave Realty Capital the green light on a 21-acre expansion called Lakeside East, an addition to the developer's existing $2.2 billion Lakeside Village project along Lake Grapevine. Construction starts this summer, with the first phase expected to wrap by summer 2027. If you've been watching the Lakeside district grow (or you've read our guide to the restaurants and shops already open there), this is the next chapter.

For families who love the idea of Lakeside but haven't loved the price tag or the maintenance of a full single-family lot, this is genuinely new information. Here's what's confirmed, what isn't, and what to think through before you get in line for one.

What's Actually Getting Built (and When)

The approved plan for Lakeside East includes:

  • Up to 132 townhomes, attached product on the east side of the existing Lakeside Village footprint
  • 43,000 square feet of retail and restaurant space, with leasing already underway
  • A hotel, plus open space, plazas, and a public nature trail tying into the district's existing Northshore Trail system
  • An economic development agreement worth more than $5 million in town grants over seven years, specifically supporting the retail and hotel components

The project got here the slow way. An earlier, denser version of the plan was tabled in spring 2025 over density concerns, then redesigned and approved that fall. Construction is scheduled to start summer 2026 and finish roughly a year later, summer 2027.

What isn't public yet: pricing, builder, floor plans, or HOA structure for the townhomes themselves. If you're picturing this as a near-term move, plan around a 2027 delivery window, not a 2026 one.

The Real Trade-Off: Townhome at Lakeside vs. a Big Lot at Furst Ranch or Whyburn

If you're a buyer choosing between a Lakeside East townhome and a single-family home in one of Flower Mound's other active new-construction communities, like Furst Ranch or Whyburn, the decision usually comes down to three things.

Space and privacy. A single-family lot at Furst Ranch or Whyburn gets you a yard, more separation from neighbors, and room to grow into. A townhome trades that for a smaller footprint and shared walls, which some families genuinely want at this stage of life (less to mow, less to maintain, a lock-and-leave option) and others find limiting.

Ongoing cost structure. Townhomes generally carry a lower purchase price than comparable single-family square footage, but the HOA typically covers more (exterior maintenance, common-area landscaping, sometimes insurance on shared structures), which often means a higher monthly fee. At Lakeside, that fee has historically run on the higher end for the area given the amenity load.  Expect the same pattern at Lakeside East once dues are published, and factor in that builder-quoted Year One HOA numbers almost always understate what you'll pay once retail, hotel, and plaza amenities are fully staffed and operating.

Walkability versus acreage. This is the real differentiator, and it's worth getting precise about. Lakeside East sits at the corner of FM 2499 and Spinks Road, across the road from the existing Lakeside Village boardwalk. A Lakeside East townhome still puts you inside a walkable district with restaurants and a hotel, an easy walk to the lake and the boardwalk, but it isn't lakefront property.

Neither is the "right" answer. It depends on whether your next home needs to serve a growing family with more space, or a simplifying one that wants less house and more lifestyle.

What to Ask Before You Put Down a Reservation Deposit

Because Lakeside East hasn't broken ground yet, any early interest is likely to involve some form of reservation or interest-list deposit before a real purchase agreement exists. A few questions worth asking before you commit money:

  1. Is this a refundable deposit, or does it convert automatically into a binding contract? Reservation deposits and purchase-agreement deposits are not the same thing, and the protections attached to each are different.
  2. What happens if the completion date slips? Builder and developer contracts routinely allow the completion date to move without giving the buyer a right to cancel, up to a point. Ask specifically what that point is and what your options are if it's crossed.
  3. Can you get pre-approved for financing that far out? Lenders generally won't lock financing years in advance. If delivery is 12 to 18 months out, your rate and terms at reservation time may not reflect what you actually close with.
  4. What is the HOA structure, and who owns the retail and hotel components long-term? In mixed-use developments, the relationship between the residential HOA and the commercial property owner matters for long-term maintenance costs and any rental restrictions.
  5. How does this compare to what's already selling at Lakeside today? Homebound's Villas at Lakeside and the existing Lakeside Tower and Nexus Lakeside townhome product give you real, currently-available comparisons for pricing and HOA structure while Lakeside East's own numbers are still unpublished.

None of this means Lakeside East is a bad option. It means it's a pre-construction decision, and pre-construction decisions deserve the same diligence as any other contract you'd sign, not less just because the renderings look good.

Where This Fits in Your Plan

If you're already planning to sell your current Flower Mound home and buy your next one, a project like this adds a new variable worth running through your specific timeline. A 2027 delivery date might line up perfectly with your plan, or it might mean you need a bridge strategy between selling your current home and closing on a townhome that isn't finished yet.
