Prices, lot sizes, tax rates, HOA rules, and even the contract strategy that wins an offer change when you cross a city line.

Every purchase here runs through seven stages. Skip one and it will find you later, usually at 4:45 PM on a Friday before closing.

  1. Discover. Before you tour a single home, we sit down and get clear on what the next chapter looks like: schools, commute, yard, budget, timeline, and the non-negotiables you haven't said out loud yet.
  2. Finance. Pre-approval, not pre-qualification. And if you own a home now, this is where we choose the structure: sale contingency, bridge loan, HELOC, or rent-back. More on that below.
  3. Match. You'll see the right homes, in the right cities, before they hit the portals. Not 40 listings a day. The five that fit.
  4. Tour. We walk every home with an inspector's eye: foundation, roof, drainage, the things that cost money after closing.
  5. Offer. Price is one lever. Option period, earnest money, appraisal gap, leaseback, and close date are the others. We pull the ones that win in that specific neighborhood.
  6. Close. Inspection, option period, appraisal, survey, title, HOA docs, final walk-through. We run the calendar so you don't have to.

Buying Your Next Home Before You've Sold: Your Four Options

This is the question we get more than any other in Northwest DFW, because most of our buyers are moving from a $500K-$750K home into a $900K-$2M home and the equity in the first one funds the second. You have four ways to bridge the gap.

1. Sale contingency. Your offer on the new home depends on your current home selling. It costs nothing and protects you completely. The catch: in a competitive market like Southlake or premium Flower Mound, a contingent offer often loses to one that isn't.

2. Bridge loan. A short-term loan against your current home's equity that lets you buy first, then sell. Stronger offer, one move, but you pay for it (we typically see $13,000-$27,000 in total cost on a Flower Mound purchase). Read our bridge loan vs. sale contingency breakdown.

3. HELOC. Open a line of credit on your current home before you list it, use it for the down payment, and pay it off at your closing. Cheaper than a bridge loan, but it must be in place before your house goes on the market.

4. Sell first with a leaseback. Sell your home, negotiate 30-60 days of rent-back from your buyer, and shop with cash-strong certainty. The most common play for our clients, and the one that produces the strongest offers.

Who pays the buyer's agent in Northwest DFW?

Since the 2024 industry changes, buyer's agent compensation is negotiated up front in a written buyer representation agreement, and sellers may still offer to cover some or all of it. Can I buy a home in Northwest DFW before selling my current one?
