Grapevine

Lake days, wine-tasting Main Street evenings, and a runway close enough to make "I have an early flight" stop being an excuse. Grapevine blends small-town history with big lifestyle payoff, and Brian's a local, elementary through high school. Find your next home here with BlueFuse Group.

Grapevine is what happens when a Texas lake town falls for a wine list. Half the city's personality comes from Lake Grapevine and Silver Lake Marina, the other half from a Main Street that would rather you slow down and taste something than rush past it. Add a runway's-length drive to DFW Airport and you get a city that lets you live somewhere with actual character and still make your 6am flight. Brian went through elementary, middle, and high school in Grapevine, so when BlueFuse Group tells you what the market is doing here, it's not a metro-wide guess wearing a Grapevine costume, it's someone who grew up on these streets.

Grapevine, TX Housing Market Trends (courtesy of Redfin, three months ending June 2026)

Median Sale Price: $629,657 (+14.5% year-over-year)

Median Sale Price per Sq. Ft.: $251 (-2.5% year-over-year)

Total Homes Sold: 130 (-20.2% year-over-year)

Median Days on Market: 24 (down from 27 last year)

Sale-to-List Price: 99.2%

Homes Sold Above List Price: 27.2%

Grapevine home prices climbed 14.5% year-over-year to a median of $630K over the three months ending June 2026, even as the number of homes sold dropped to 130 from 163 the year before. Translation: fewer homes are trading hands, but the ones that do are earning real money, fast. Homes are moving in a median of 24 days, three days quicker than last year, and Redfin still rates Grapevine a very competitive market where the average listing draws close to a full offer and sells near asking.

Grapevine doesn't do subtle. Lake Grapevine claims the entire north end of the city, so weekends here default to boats and marina views instead of a to-do list. Drive a few minutes south and you land on Main Street, where century-old storefronts now pour wine instead of selling hardware, and buildings like Grapevine Brownstones (right across from Hotel Vin) put you close enough to walk to dinner every night of the week. The Grapevine Vintage Railroad will happily haul you to the Fort Worth Stockyards if downtown alone doesn't scratch the itch. Grapevine Mills and Silver Lake round out the weekend, and DFW International Airport sits close enough that "early flight" stops being an excuse to skip anything.

Buyers who want more square footage and a real yard tend to look toward the city's western neighborhoods, away from the downtown core. Grapevine-Colleyville ISD serves the city.

Buying in Grapevine right now rewards moving fast and thinking clearly, not just moving fast. Homes are averaging 24 days on market and Redfin still calls this very competitive, so a well-priced listing near the lake or downtown isn't going to sit around waiting for you to make up your mind. Selling looks different than it did a year ago: prices are up 14.5%, but there are fewer buyers circling each listing than there were last summer, so pricing and presentation are doing more of the work than they used to. Knowing which street still floods on trash day or which cul-de-sac has the best Fourth of July isn't something you get from a market report, it's the kind of thing you pick up growing up somewhere.
