That combination only happens in a split market. Homes priced against this summer's actual closed comps are clearing in roughly three weeks with real competition. Homes priced against what the neighbor got in 2024 are sitting, and then buying a price reduction instead. Nearly three in ten Southlake listings ended up in that second group.

1. What are the last six closed sales in my specific neighborhood, and what did they tell you about my number? Texas is a non-disclosure state. Sale prices are not in the public record here, so consumer estimate sites and the county appraisal district are working from models and filings, not from what homes actually closed for. Only an agent with MLS access can pull the real closed figures. If an agent cannot walk you through six recent closes by address, they are guessing, and you will pay for the guess.
2. What would you list my home at, and what would you list it at if you were not trying to win my business? Ask it exactly that way. Watch what happens. The 28.2% price-drop rate above is largely built out of agents who answered the first half of that question and skipped the second.
