Living in Dallas-Fort Worth: What It Really Costs

Is Moving to DFW Still Affordable? Here's What You'll Really Pay for Housing, Taxes, Insurance, and the Drive.

Last updated September 11, 2026.

You've seen the headlines... everyone is moving to Texas. But what does it actually cost to live in the Dallas-Fort Worth area right now?

DFW is still one of the fastest-growing metros in the country, with a deep job market and established communities across dozens of suburbs. Affordability, though, is changing fast, and the number that gets quoted in a relocation article is almost never the number you'll actually pay. This guide breaks down what it costs to live here, from housing and property taxes to insurance, HOAs, and the drive. Every figure below carries a source and a read date.

How Much Does a House Cost in Dallas-Fort Worth?

There is no single DFW price, and that is the most useful thing to understand before you start looking. The metro spans everything from $300,000 starter homes to $1.3M-plus estates, and the city you choose moves your budget more than anything else you'll decide. Here is where the major cities sit over the three months ending August 2026:

  • Fort Worth: $332,000 median sale price, down 2.1% year over year, $175 per square foot, 48 days on market
  • Dallas: $449,000 median sale price, essentially flat year over year, $247 per square foot, 50 days on market
  • Flower Mound: $640,000 median sale price, up 4.0% year over year, $237 per square foot, 27 days on market
  • Southlake: $1,349,607 median sale price, down 2.6% year over year, $350 per square foot, 27 days on market

Source: Redfin city housing market data for Fort Worth, Dallas, Flower Mound, and Southlake, all read September 11, 2026.

Why it matters: the spread between Fort Worth and Southlake is more than a million dollars on the median, inside one metro, roughly 35 miles apart. Notice too that the two suburbs sell in 27 days while the two big cities take 48 to 50. Suburban demand in the northern corridor is still outpacing the urban core, and that shows up in how long you'll have to decide once something good hits the market.

Financing. The 30-year fixed-rate mortgage averaged 6.76% as of September 10, 2026, with the 15-year at 6.09%, per the Freddie Mac Primary Mortgage Market Survey. On a $640,000 Flower Mound purchase, moving your rate by a quarter point changes your payment by roughly $100 a month, which is why getting multiple lender quotes is worth an afternoon.

Takeaway: your city choice and your rate are the two biggest levers on your cost of living, and you control both. Not sure which suburb fits? Start with our step-by-step guide to picking the right DFW suburb.

What Are Property Taxes Like in North Texas?

Texas property tax rates generally run from about 1.5% to over 3% of assessed value, depending on the city, the school district, and whether the neighborhood sits inside a special district such as a MUD or PID.

Texas has no state income tax, so property taxes are the primary way schools and cities get funded. A few patterns hold across the metro:

  • Newer neighborhoods often carry higher rates, because the infrastructure that made them possible is still being paid off.
  • Established areas can offer lower effective rates as MUD and PID obligations retire.
  • School district funding is the single largest driver of the rate.

Run the math before you tour. On a $600,000 home, the annual tax bill lands somewhere between roughly $9,000 and $18,000 depending on where it sits. That is a $750 per month swing on the same house at the same price. Two identical homes in two different neighborhoods are not the same purchase.

Takeaway: get the actual rate for the specific address, not the city average. A MUD or PID can quietly add a point or more.

What Do HOA Fees Cost in DFW Suburbs?

HOA dues vary more widely here than most relocating buyers expect, because they're really buying two different things under one label:

  • Basic HOAs: roughly $250 per year, covering little more than common-area upkeep and deed restrictions.
  • Resort-style HOAs: $250 or more per month, covering amenities that genuinely replace other spending.

Lantana, for example, carries multiple pools, fitness facilities, trails, and front-yard maintenance. Winsong Ranch is built around a five-acre lagoon. In both cases the dues are real money, but so is the gym membership, the pool club, and the lawn service you're no longer paying for separately.

Takeaway: price the HOA against what it replaces, not against zero. Ask for the current dues, the reserve study, and the assessment history before you write an offer.

How Much Is Homeowners Insurance in North Texas?

North Texas sits in one of the most active hail corridors in the country, and that single fact drives most of what you'll pay:

  • Rates here run above the national average.
  • Roof replacements are common on a much shorter cycle than in most markets.
  • Quotes on the same house can vary widely between carriers, and roof age and material move the number more than almost anything else.

Takeaway: get quotes from multiple carriers during your option period, not after closing, and ask what the roof's age does to the premium. On an older roof it can be the difference between two carriers competing for you and neither wanting the risk.

What's the True Cost of Transportation in DFW?

DFW is spread out and driving is essential. Current costs:

  • Gas: the Texas average for regular was $3.85 per gallon on September 11, 2026, against a national average of $4.30. Mid-grade ran $4.36 and premium $4.74. Source: AAA Fuel Prices, read September 11, 2026.
  • Toll roads: the 114, 121, and Dallas North Tollway corridors are the fast routes for a lot of suburban commuters, and regular use adds a real monthly line item. Price your specific commute on the NTTA site before you assume it's negligible.
  • Public transit: limited in most suburbs. Plan on two cars per household in the northern corridor.

Takeaway: Texas gas is still cheaper than the national average, but you will drive more miles here than you did wherever you came from. Budget for the mileage, not just the price per gallon.

Is Healthcare Affordable in Texas?

Healthcare in North Texas tends to be more affordable per service than in coastal metros, and the region has deep in-network coverage across several large hospital systems. Premiums, though, have been climbing, and what you'll pay depends heavily on whether you're on an employer plan, buying on the marketplace, or self-employed.

Takeaway: if you're relocating with a job offer, compare the actual plan documents rather than assuming your current premium travels with you. If you're self-employed, price the marketplace options for your specific county before you finalize a budget.

Final Thoughts: Is Dallas-Fort Worth Affordable?

DFW is no longer the bargain it was five years ago. But it still delivers strong value against most major metros, and the reason is structural rather than cyclical:

  • No state income tax. This is the single largest financial difference for most people relocating from California, New York, or Illinois, and it does not go away.
  • Genuine price range inside one metro. A $332,000 median in Fort Worth and a $1.35M median in Southlake are the same commute shed. Very few metros give you that much room to choose your own cost structure.
  • The tradeoff is property tax and insurance. What Texas gives back on income tax, it takes some of back on the annual carrying cost of the house. Run both sides before you compare to where you live now.

Yes, DFW still works for most budgets, as long as you plan the whole monthly number and not just the mortgage. If you're thinking about relocating to North Texas, especially the northern suburbs like Flower Mound or Southlake, let's talk. We'd be glad to help you find the right fit.

Frequently Asked Questions

Is Dallas or Fort Worth more affordable?

Fort Worth. Its median sale price was $332,000 over the three months ending August 2026, against $449,000 in Dallas, and Fort Worth runs $175 per square foot to Dallas's $247. Homes take a similar amount of time to sell in both, 48 days in Fort Worth and 50 in Dallas. Source: Redfin, read September 11, 2026.

What is the median home price in the Dallas-Fort Worth suburbs?

It depends heavily on which suburb. Over the three months ending August 2026, Flower Mound's median sale price was $640,000, up 4.0% year over year, while Southlake's was $1,349,607, down 2.6%. Both sold in a median 27 days. Source: Redfin, read September 11, 2026.

Do all homes in DFW have HOA fees?

No. Plenty of established neighborhoods have no HOA at all. Most newer master-planned communities do, and the dues range from roughly $250 a year for a basic association to $250 or more a month for an amenity-heavy community with pools, fitness facilities, and front-yard maintenance included.

Why are property taxes so high in Texas?

Because Texas has no state income tax. Property taxes are the primary funding mechanism for schools, cities, and county services, so the rate carries a load that income tax carries in other states. Rates generally run about 1.5% to over 3% depending on the district.

What is a MUD or a PID?

Both are special districts that fund the infrastructure in newer developments: water, sewer, roads, and drainage. A Municipal Utility District (MUD) levies its own tax rate on top of the city and school rates. A Public Improvement District (PID) typically adds an assessment instead. Either one can add a point or more to your effective rate, and both are disclosed before closing. Ask about them early, because they change the monthly payment materially.

What mortgage rate should I expect in DFW right now?

The 30-year fixed-rate mortgage averaged 6.76% nationally as of September 10, 2026, with the 15-year at 6.09%, per the Freddie Mac Primary Mortgage Market Survey. Your actual rate depends on credit, down payment, loan type, and which lender you use, and the spread between lenders on the same borrower is usually wider than people expect. How are the schools in the North Texas suburbs?

It varies by district, so check the specific attendance zone rather than the city. As one reference point, Carroll ISD in Southlake carries an overall A+ grade on Niche and ranks #1 among Dallas-Fort Worth area districts. Source: Niche, read September 11, 2026. We're happy to pull the district and campus detail for any address you're considering.
