Reading Those Numbers Honestly
Two figures in that table pull in opposite directions, and that is the whole story of Southlake right now.
The median sale price fell 5.8% year over year. Taken alone, that reads like a cooling market. But homes sold faster this year than last, 21 days versus 26, and 158 homes closed against 129 the year before. A market where prices soften while volume rises and time on market shrinks is not a market losing demand. It is a market where the mix of what sold changed, and where sellers who priced to the current reality got rewarded with speed.
The sale-to-list ratio is the number most people skip and the one that matters most if you are pricing a home. At 98.4%, the typical Southlake seller is accepting about 1.6% below asking.
